Questions, answered
Can I legally sell my home without a realtor in BC?
Yes. You don't need a licence to sell your own home, and BCFSA confirms you can choose to be unrepresented. It recommends weighing the risks first. Anyone you pay to advise you on price, show the home, negotiate, or present offers generally must be licensed.

Is I Sold My Home a real estate brokerage?
No. We provide educational information and organization tools. We don't represent you, advise you on price, negotiate, present offers, hold deposits, or list properties on the MLS® system.
Do I still need a lawyer or notary?
Almost certainly. It isn't strictly mandatory, but in BC most property transfers are completed by a legal professional, and the transfer form must be witnessed by a lawyer, notary, or other authorized person. They also review offers, pay out your mortgage, and prepare the statement of adjustments.

What is the 3-day rescission period?
Since January 3, 2023, buyers of most residential property in BC can cancel an accepted offer within three business days by paying 0.25% of the purchase price. It applies whether or not a realtor is involved, and it can't be waived.
What does the AI do, and is it optional?
It's entirely optional. You can ask the AI to summarize a PDF document, such as a strata Form B or meeting minutes, or to draft listing text from details you entered. Each time, we ask for your consent and tell you which provider receives the content. Summaries can be wrong or incomplete and are not legal advice.
How much does it cost?
It's free during this early preview. We're exploring optional paid professional services, but none are available today, and we'll ask before charging for anything.
Where is my information stored?
On a private server operated for I Sold My Home in a DigitalOcean data centre in San Francisco, USA. Your documents and photos are only accessible to you after you log in. You can delete your account and all of its data at any time.
Which provinces do you support?
British Columbia only, for now. Rules for selling property differ by province, and we won't show guidance we haven't researched.
More on how we handle your information in our privacy notice.
Ready to see your plan?
It takes about two minutes. You can delete your account and everything in it at any time.
